  • Overview

    The primary purpose of this position is to supervise and perform the daily duties of the Maintenance and Security Departments, to maintain the functionality and safety of the facilities and grounds of the Phoenix campus. This position also ensures that all applicable laws, rules, regulations, codes and statutes that apply to the physical maintenance of this campus are complied with. The Phoenix campus includes Fellowship Square Phoenix, Christian Care Manors I, II and III, The Oasis and Christian Care Health Center.

     

    Direct personnel engaged in maintaining the buildings, grounds, and equipment in accordance with current applicable Federal, State, and local requirements, as well as our established policies and procedures, as directed by the Director of Environmental Services, to assure that a successful maintenance program is maintained at all times.

    Responsibilities

    1. ESSENTIAL DUTIES & RESPONSIBILITIES:
      • Supervise and perform maintenance duties to maintain the functionality and safety of the campus, including, but not limited to, physical buildings, mechanical equipment, electrical systems, heating and cooling systems, life safety systems and grounds according to federal, state and local regulations.
      • Respond to resident and team member inquiries, requests and concerns in a timely, friendly and efficient manner.
      •  Ensures that all Resident Work Orders are completed within 3 days and that appropriate follow-up is completed.
      •  Consults with all management staff to ensure that the painting, rework, or repairing, and cleaning of facility buildings and equipment is accomplished in accordance with established policies and procedures.
      • Works with management and fellow department heads to plan and budget for capital improvement projects on campus.Operate within the budgeted guidelines for your department.
      • Supervises and coordinates activities of independent contractors used for maintenance purposes, such as landscaping, pool services, pest control, trash removal and security monitoring. 
      • Manage contracts with outside vendors (such as those noted above), to ensure money is well spent and agreed-upon services are being rendered. Request new bids every 12 to 24 months
      • Ensures that all applicable laws, rules, regulations, codes and statutes that apply to the physical maintenance of this campus are complied with. Appropriate records and paperwork should be maintained and shared as applicable

    • Ensures the Campus grounds and buildings are kept in immaculate condition.

    • Supervises and coordinates inspections of equipment and premises to ensure adherence to City and State fire codes and regulations.
    • Works as member of Risk Management committee to ensure safe, healthy, and accident-free work environment.

    • Ensure that resident's rights to fair and equitable treatment, self‑determination, individuality, privacy, property and civil rights, including the right to express complaints, are followed by all department personnel.

    • Oversees security issues including monitoring the emergency call system; plans and directs security procedures of the campus.

    • Directs and coordinates activities concerned with installing and maintaining emergency and business radio communications, equipment, and operating licensed radio transmitters.

    • Other duties as may be required or assigned by the Director of Operations and/or the Executive Director.SUPERVISORY RESPONSIBILITIES:Combined, these departments are comprised of, but not limited to, 10-25 employees. This number may increase or decrease to accommodate the needs of the campus as they change. ADDITIONAL REQUIREMENTS:

    • The Maintenance Manager supervises the Security and Maintenance departments. Supervisory responsibilities include, but are not limited to, scheduling, conducting evaluations, team training and delivering recognition and reward. This person must also lead by example, and ensure employees are providing excellent customer service and modeling our Mission, Vision and Values Statements.

    Assure that the work of the assigned department personnel is performed in accordance with established department policies and procedures. Assign employees to specific tasks in accordance with work schedules. Revise work schedules as necessary. Coordinate with D of ES in scheduling or performing maintenance service in patient/resident care areas.

    Qualifications

    Must possess, at a minimum, a high school diploma. Must have a minimum of 3 years experience in a supervisory capacity in a maintenance/plant related position. Must knowledgable in various mechanical, electrical and plumbing systmes. Knoweldgeable in building codes and safety regulations.
