Overview

The primary purpose of this position is to execute maintenance tasks associated with turning resident apartments under the direction of the Lead Apartment Turns Technician, completing the approved turns/upgrades within agreed upon time frame, in a safe and efficient manner.  Works in accordance with established procedures and as directed by the supervisor and department director.  The Phoenix campus includes Fellowship Square Phoenix, Christian Care Manors I, II and III, The Oasis and Christian Care Health Center.  

Responsibilities

  1. Ensure vacant apartments are turned/renovated in excellent condition. General maintenance tasks associated with turning apartments including but not limited to: Replace/repair appliances, light fixtures, light bulbs, patch holes, repair/replace doors, windows, blinds, etc.
  2. Work to make quality, market-ready "show" units available for prospective resident viewing.
  3. Follow all established safety procedures and precautions when performing maintenance service.
  4. Report all incidents/accidents, no matter how minor, to your supervisor immediately.
  5. Perform unscheduled maintenance tasks as directed.
  6. Report equipment malfunctions or breakdowns to your supervisor as soon as possible.
  7. Ensure that work/assignments areas are clean and equipment, tools, supplies, etc., are properly stored before leaving such areas on breaks, end of work day, etc.
  8. Keep work area(s) free of hazardous conditions, i.e., grease/oil spills, excess supplies, equipment, etc., to ensure that all established safety rules/regulations are followed at all times.
  9. Technician shall participate on on-call and trouble call rotation schedule.
  10. Other related duties as may become necessary or as directed by your supervisor or department director. 

Qualifications

  • Must possess, as a minimum, a high school graduation certificate or GED.
  • At least 2 years’ experience (exhibited competency) in general renovation experience to include basic maintenance and carpentry work.
  • Must be able to read, write and speak the English language.
  • Possess the ability to make independent decisions when circumstances warrant such action.
  • Possess the ability to deal tactfully with personnel, residents, visitors and the general public.
  • Be a minimum of eighteen (18) years of age and of good moral character.
  • General computer skills including Microsoft Windows, Word, and Excel and the ability to complete an Internet search for parts and/or instruction. 
  • Ability to meet industry standards concerning efficiencies and time management.
  • Must present a positive attitude and exhibit excellent customer skills.
